Do I need to already own a lot to build?

No! You do not need to have a lot for us to build you a home. If you have a specific lot in mind that you want to build on, it is best to have an initial meeting first to ensure the home you want can also be built on the lot you want. If you do not have a lot, our in-house real estate agent can work with you by searching the MLS to find what lot will best match up with the home you are wanting.

What is the difference between a survey and a topography survey?

“Land surveying allows you to understand your land boundaries. A survey is performed in order to locate, describe, monument, and map the boundaries and corners of a parcel of land.” The McSteen Team

Why is a survey important to you? A survey will show our build team how big of a footprint the design of your new home can be. Without a survey, it is nearly impossible for our build team to be able to design you an accurate home because they would not know what boundaries of land they need to stay within.

“A topographic survey locates all surface features of a property and depicts all-natural features and elevations. In essence, it is a 3-dimensional map of a 3-dimensional property showing all-natural and man-made features and improvements. Specifically, it shows their location, size, height and any changes in elevation.” Partner Engineering and Science, Inc.

Why is a topography survey important to you?

The lots in The Northshore live up to the name of being in the Hill Country…meaning they usually are not flat lots. This is another key factor our build team has to take into consideration when designing your home.

How long will it take to build my home?

Unfortunately, there is no perfect answer to this question. Each home-building process is unique and never the same, but that is what makes our job fun! The schematic review process usually takes around one-two months depending on how quickly you review the plans and we set up another meeting to make the necessary revisions. The actual build time of your home can range from six-eight months depending on weather, inventory of appliances, and things of that nature.

Do I need to bring anything with me to my initial meeting?

There is nothing that you HAVE to bring to the initial meeting! We encourage you to bring pictures, design inspirations, and anything that will help us have a better understanding of the overall design of the home you want to build. We do ask that if you are already in possession of a lot that we will be building your home on, that you bring any survey or topography survey that you might have.
